Sales of new single-family homes in the United States declined by 1.7% in December 2025 from the near four-year high reached in the previous month, to an annualized pace of 745,000 units. Despite the pullback, the figure remained well above market expectations of 730,000 and represented the second-highest level in the period.
Regionally, sales surged in the Midwest (up 31.7% to 108,000 units) and the West (up 9% to 170,000), while steep declines in the Northeast (down 37.3% to 37,000) and the South (down 6.7% to 430,000) more than offset those gains.
Even with the modest drop in sales, housing inventory contracted by 2.7% from the prior month to 472,000 units, corresponding to 7.6 months of supply at the current sales pace.
