In April 2025, Canada's housing starts surged by 30% from the previous month, reaching 278,606 units, up from 214,205 in March. This figure notably surpassed the market's expectation of 227,500 units. Urban housing starts in areas with populations over 10,000 recorded a 28% increase, totaling 259,788 units compared to 202,668 units in March. Similarly, rural housing starts witnessed a significant rise, jumping from 10,870 to 18,818 units. On an annual basis, urban housing starts climbed by 17% to reach 21,720 units. Among major urban centers, Montréal experienced the most substantial growth, with a 64% increase attributed to a rise in multi-unit projects. Vancouver also saw a 6% increase for similar reasons. Conversely, Toronto faced a 25% decline, primarily due to a reduction in multi-unit starts.
