In March 2025, the average price of single-family homes with mortgages guaranteed by Fannie Mae and Freddie Mac in the U.S. saw a slight decline of 0.1%, contrary to market forecasts which anticipated a 0.1% rise. Annually, home prices increased by 3.7%, a slight deceleration compared to the 3.9% rise observed in February. For the first quarter of 2025, there was a 4% increase in prices from the same timeframe in 2024, alongside a 0.7% climb from the prior quarter. All nine U.S. census divisions recorded year-on-year increases, with the Middle Atlantic division experiencing the most significant growth at 6.8%, while the Pacific division reported the smallest increase at 1.8%.
