In June 2025, housing starts in Canada increased by 3.6% to 253,081 units. This figure represents a decrease from the 282,705 units recorded in May and falls short of the market projection of 259,000 units. In urban areas with populations exceeding 10,000, actual housing starts climbed 14% year-over-year, amounting to 23,282 units as compared to 20,509 units in June 2024. Montréal experienced an 8% decrease, primarily due to a decline in multi-unit starts. Conversely, Vancouver noted a 74% rise, driven by a significant uptick in multi-unit activity, whereas Toronto witnessed a 40% decrease, also attributable to fewer multi-unit starts. The total seasonally adjusted annual rate (SAAR) for housing starts nationwide remained relatively stable at 283,734 units in June, slightly higher than the 282,705 units in May. In urban locales, the SAAR was recorded at 261,705 units, showing minimal change from the 260,947 units in May. Rural housing starts were estimated to have a SAAR of 22,029 units.
