US House Prices Unexpectedly Fall 0.1%: FHFA

In July 2025, the average prices of single-family homes with mortgages backed by Fannie Mae and Freddie Mac in the United States experienced a slight decline of 0.1% from the previous month, counter to market predictions, which anticipated a 0.1% increase. This marked the fourth month in a row where prices have decreased. Across the nine census divisions, monthly price shifts varied significantly, ranging from a decrease of 1.2% in the Middle Atlantic division to an increase of 0.3% in the East North Central division. On an annual basis, house prices saw a moderate rise of 2.3% in July, the smallest year-over-year increase since April 2012 and a decrease from the 2.7% recorded the prior month. Over a 12-month period, changes in house prices fluctuated between a minimal increase of 0.2% in the Pacific division to a more substantial growth of 5.1% in the Middle Atlantic division.
