U.S. home price growth in the country’s largest metropolitan areas picked up in May, according to the latest S&P/Case-Shiller Home Price Index (HPI) Composite-20 release. The non-seasonally adjusted gauge showed a 1.6% year-on-year increase for May 2026, up from a 1.2% gain recorded in April 2026.

The data, updated on 28 July 2026, indicate a modest acceleration in price momentum on an annual comparison basis. Under the methodology of the index, the “actual” May figure reflects the change in prices versus May a year earlier, while the “previous” April reading measures the change versus April a year earlier. The shift from 1.2% to 1.6% suggests that, across the 20 tracked U.S. metropolitan areas, home values are rising slightly faster than earlier in the spring, signaling a firming housing market despite ongoing affordability pressures.

With the S&P/CS HPI Composite-20 serving as a key benchmark for investors, policymakers, and lenders, the May data will feed into broader assessments of U.S. housing strength and its potential impact on consumer wealth and credit conditions in the months ahead.
