US single-family home prices financed by Fannie Mae and Freddie Mac rose 0.3% month-over-month in July 2026, surpassing market expectations for a 0.1% gain, after remaining flat in June. Across the nine census divisions, monthly price movements ranged from a decline of 0.8% in the Mountain division to an increase of 1.5% in the Middle Atlantic division.
On an annual basis, home prices climbed 2.6%, the fastest pace in nearly a year. Twelve-month changes by division ranged from a 0.6% increase in the Mountain division to a 6.3% increase in the Middle Atlantic division.
