In April 2025, the seasonally adjusted figure for total dwelling approvals in Australia decreased by 5.7% from the previous month, reaching an eight-month low of 14,633 units. This decline aligns with preliminary estimates and compares to a 7.1% drop observed in March. The overall downturn was primarily influenced by a significant reduction in approvals for private sector dwellings, excluding houses, which fell by 19% following a 14.4% decrease in March. Conversely, approvals for private sector houses experienced a recovery, rising by 3.1% after a 1.9% decrease the month before. Regionally, there were declines in dwelling approvals in New South Wales (-7.8%), Victoria (-6.5%), and Queensland (-1.3%). Meanwhile, increases were recorded in Tasmania (+12.7%), Western Australia (+9.6%), and South Australia (+9.5%).
