In August 2025, the seasonally adjusted total number of dwelling approvals in Australia decreased by 6% month-on-month to 14,744 units, according to preliminary data. This represents a moderation from the revised 10% decrease observed in July, although it contradicts market forecasts, which had anticipated a 3% rise. The decline was attributed to reduced approvals for private sector dwellings excluding houses, which fell by 8.1% compared to a significant drop of 25.8% in July, and a 2.6% decrease in approvals for private sector houses, following a 1.3% increase the previous month. Analyzing by state, there were notable decreases in dwelling approvals in Victoria (-11.8%), New South Wales (-11.4%), South Australia (-10.0%), and Western Australia (-7.3%). Conversely, there was growth in Tasmania (14.4%) and Queensland (3.7%). On an annual basis, the total number of dwellings approved increased by 3%.
