As of January 8th, the average interest rate for a 30-year fixed mortgage increased slightly to 6.16%, rising from the previous week's record low for 2025 of 6.15%, according to Freddie Mac data. "During the first full week of the new year, mortgage rates stayed within a narrow range, closely aligning with the 6% mark. This blend of robust economic growth and reduced rates has bolstered momentum in the market for residential properties, with purchase applications seeing an increase of over 20% compared to the same period last year," stated Sam Khater, Freddie Mac's chief economist.
