In July 2025, sales of new single-family homes in the United States declined slightly by 0.6% from the previous month, reaching a seasonally adjusted annual rate of 652,000 units. This followed a revised 4.1% increase in the prior period and surpassed market expectations of 630,000 homes sold. On a regional basis, sales experienced a notable decline in the Midwest, dropping 6.6% to 85,000 units, and in the South, with a 3.5% decrease to 388,000 units. These decreases counterbalanced the growth in the West, where sales rose by 11.7% to 153,000 units. Meanwhile, sales remained steady in the Northeast at 26,000 units. Simultaneously, the inventory of unsold homes in the market also decreased by 0.6%, amounting to 499,000 units, which corresponds to 9.2 months of supply at the current sales rate. The median sales price fell slightly by 0.8% from the previous month, positioning it at $403,800.
